Total Project Management (TPM):
Definition: The Owner enters into a contractual agreement with a TPM Team which acts as a single, cohesive entity providing both design and construction services to the Owner. The TPM Team works closely with the Owner from early project development, design, scheduling, cost estimating, bidding, construction to project closeout.
Advantages: In the TPM Delivery Scheme, should a question/problem/alternative arise during project delivery, there are only two groups which are involved in its resolution, the Owner and the TPM Team. This close working relationship, early involvement and continuous feedback at each phase during project delivery means a higher level of project quality and reduced time to project closeout can be achieved.
TPM maintains competitive project costs by bidding out portions of the work to qualified subcontractors and typically contracting with the lowest responsible subcontractor.

Definition: The Owner enters into a contractual agreement with a professionally licensed Architectural/Engineering Firm providing design services for the Owner. Following the selection of a General or Multiple Prime Contractor, the Owner enters into contractual agreement with the Contractor to provide construction services based on the documents prepared by the Architectural/Engineering Firm.
Advantages: The traditional Design-Bid-Build Delivery Scheme provides the Owner with competitive construction costs through the Owner's selection of the lowest responsible General or Multiple Prime Contractor.

Scheid Architectural has provided extensive ADA Compliance studies/design services for major Industrial and Commercial clients. An ADA Compliance Study involves documentation of existing conditions. This allows us to identify areas that do not comply with the most up to date accessibility guidelines. Then we can make recommendations of corrections in the form of schematic design. This type of study can then serve as a guideline for a facility in its ongoing need to comply with the law.

Existing Conditions Surveys This initial phase of a Weatherization project is the most critical, as it is here we determine the cause of the current problems.

Bidding and Construction Phase Public bidding to qualified roofing contractors is smooth and simple due to attention to detail during the document phase. During construction and beyond, we stay involved with your roof. Site visits are required on all roofing projects to assure compliance with the design.
